ABOUT OUR TENANT SERVICES.....

Greenestyle prides itself in an exceptional level of tenant services that continue well beyond signing an agreement and collecting rent. Our tenants are valued clients. We provide on site professional  management to ensure your time with us is comfortable and quiet. Any concerns are dealt with promptly. We look after all of buildings like they are our own home.


FREQUENTLY ASKED QUESTIONS.....

arrow Do I have to sign a 1 or 2 year lease?   We use a Tenancy Agreement with1 year committment.  We often have a waiting list for units. No sublets permitted. Sometimes life throws us a curveeball and if you need to make changes within the one year time frame, we will work with you. We like to have happy tenants.

arrow How do I contact the Landord or Property Manager?    You can email us anytime!   All tenants are provided with an after hours Emergency Callout.

arrow Do I need to provide references?  Most definitely. We are only interested in excellent tenants.

arrow Do I need to pay first and last month's rent? Yes, The last month’s rent (LMR) is required upon signing. The first month’s rent is required prior to move in.

arrow What about Smoking?  Only non smokers should apply. All buildings are completely non-smoking.

arrow Pets? Our preference is no pets. However some  units with direct access  to outside  are suitable for small, quiet, well behaved dogs. A cat is permitted if well cared for/no odour. Extra cleaning in common areas due to pets as well as removal of all animal hair in unit  and repair of damages  will  be at tenant's exspense. Landlord will enter unit (with notice) to respond promptly to all pet-related concerns/complaints.

arrow How long will repairs take? What if my refrigerator breaks down? All repairs are done as quickly as possible often within 24 hrs. We often have a regular  “landlord day” scheduled for non emergency items.

arrow What appliances does the landlord provide?  It depends on the unit. Some luxury units have 5-6 appliances. 

arrow What about laundry?  Most executive units have ensuite facilities. There is a coin laundry in 33 Bold.

arrow Where do I park?  Most units have reserved on site parking included in rent.

arrow What if I buy a car?  You will be offered a reserved spot at current rate $75-$85 month.

arrow Is guest parking available?  Not during weekdays, as parking is all prebooked. If arranged in advance, we may be able to  provide a guest pass at no charge for occasional evening and weekend use.

arrow Cleaning?  Apartments are spotless when turned over to new tenants and it is expected that all tenants will maintain this high standard throughout their tenancy. Upon Notice of Termination, apartments must be spotless and show ready for potential  incoming clients. Tenants will be charged a cleaning fee if unit needs to be cleaned  to show to potential tenants.
We can arrange for ongoing monthly or bimonthly professional housecleaning services that  can be added to your  rent.

arrow Snow Removal -  We clear the sidwalks and common areas within 24 hrs after snowfall ends. We provide salt and shovels at all entrances and welcome tenants to assist us as they are able.  Much Appreciated!
Tenants are encouraged to back into parkng spots in anticipation of a snowstorm if they need to drive out the next day.
 

Greenestyle is Environmentally responsible! We have a strong commitment to reduce waste and recycle. All units are provided with household green bins. Tenants can look after taking out to curb and bringing in their own garbage/recycling and compost or use  our garbage, recycling and compost services.
